Roof damage

6 Signs it's Time to Replace Your Commercial Roof

If you have owned your commercial building for more than a few years, you may wonder how you will know when it is time to repair or replace your roof. Age is not always the best marker of a roof’s structural quality — which is why it is good to know what to look for when you think it might be time to update your roof. If you wait too long to repair or replace your flat roof, you may end up with damage to your property and greater costs in the long run.

6 Signs

Know when to repair or replace your commercial roof

01

Flapping in the wind

If you notice that bits of your roof are waving in the wind, that is a good indication that your roof needs to be repaired. This could mean that your roof is vulnerable to leaks and water pooling, which could cause internal damage to your building if not addressed.

02

Visible Tears

When you can see that the roofing membrane has rips or tears in it, you will want to get those repaired relatively quickly. Small rips and tears can become larger problems if left unaddressed for too long, so it is best to call us to come take a look.

03

Check your fasteners and insulation board

If you see that your fasteners are missing or loose, it is a sign that your roof should be checked out. And if it seems that your insulation board is beginning to buckle, your roof could be prone to leaks or pooling.

04

Rust

Surface rust is a good indicator that it is time to repair your roof. Rust could indicate there is pooling or ponding water that is causing metal to erode, which can easily be repaired with one of our seamless roofing systems.

05

Water spots and separating seams

If you begin to see water spots on the ceiling of the interior of your building, that is a good indication that you have a leak that needs to be repaired quickly. Roofing seams sometimes separate over time, and water can leak through those seams and cause internal stains and damage.

06

Ponding water

When you see standing water in specific areas of your roof, you’ll want to address those spots to make sure damage is not occurring to your roof. Ponding can indicate poor drainage, which can cause a lot of issues in the future.
